We charge the Buyer. Similar to auctions, we charge a Buyer's Premium on all of our listings. Therefore, we add to your income instead of taking away from your hard-earned assignment fee! For an example disclosure and further explanation of how a Buyer's Premium works, click HERE.
It doesn't! Lets say you lock up a deal at $80,000 and want to sell it for $100,000. After you have entered into a marketing agreement with us, you simply send over the property details--including the property address and your asking price. We list it on our Network for your asking price of $100,000. On that listing, we add a Buyer's Premium disclosure that buyers agree to and that covers our fee (our fee varies between 5% and 8% and often compensates a buyer's agent as well). The Buyer's Premium is added on top of the offer price to create the total contract price. For more information on how a Buyer's Premium works, click HERE.
After signing our Private Listing Agreement, all you have to do is add our email to your typical email blast as a buyer. We will handle it from there! If you don't have a buyer's list, we will create a custom solution for you to submit your property.
Agents and Buyers have a dedicated Account Executive that help schedule showings through Instashowing. When showings are requested, you will get a notification via text and email to either approve the showing or propose alternative times in seconds!
Agents and Buyers will submit their offers via email or Instashowing. Once submitted, we will work with you on either accepting or countering the offer to get the best Buyer to the closing table!
Congrats! You owe us nothing. We just ask that you let us know that the property sold so that we can update our Network.
